Preparing for your JBLM PCS

We’ll help you do some important planning before your arrival. If you’re already here, we’ll help you purchase a home quickly with a quick pre-approval.

Have your financials ready: Here are 7 things you’ll need to get ready for your pre-approval:

  1. LES/pay stubs
  2. W2s from the last two years
  3. Bank statements the last two months consecutive, all pages
  4. Driver’s licenses for all borrowers
  5. Any additional asset statements—quarterly or monthly, all pages (only if these assets statements are being used for any down payment or closings costs)
  6. Know your nearest living relative’s information including their full name, relation to you, address, city, state, zip, and phone number
  7. A copy of your JBLM Reassignment PCS orders

Know your purchase price: We’ll be going over your LES and financial statements, obtaining your VA Certificate, and confirming your entitlement. Whether this is your first time using your entitlement or second time, we can help by showing you the options available with your remaining entitlement.  In some cases, if you’ve already used your entitlement we may recommend switching you to another loan program.

Know the market: it’s always essential to understand current market conditions for property values when purchasing in any community in Washington. You’ll also want to know the travel time and distance to each of the gates where you will be commuting to. Educate yourself by paying attention to the price ranges of various homes, different communities, and find out new construction taxes compared to already built homes. Take some time to search “best places to live near Ft. Lewis” to get an idea of where you’d like to live with your family. It’s also good to see how your monthly budget translates to a purchase price along with many other considerations for good financial decisions.

Review of your financials: We’ll go over your LES and financial statements, obtaining your VA Certificate and confirming your entitlement. Whether this is your first time using your entitlement or you already own a home (and you want to have a second home on your certificate/AKA second-tier bonus entitlement), we can help you figure things out.

Finding a Home for Your JBLM PCS Move

Find a great Realtor: If you already have a real estate agent, please give us their name so we can send them a pre-approval letter. Most agents like to make sure that you are pre-approved before they show you any properties. If you do not have an agent, we worked with trusted VA-friendly real estate professionals from communities around your duty station.
